How does flat-fee pricing work?
We review the task list, photos, access, and known conditions, then provide a price for the agreed scope. If something materially different is discovered, we pause and discuss options before doing added work.
Do you charge by the hour?
No. Small Job Pros is built around flat project pricing. You approve the scope and fee before work begins.
Is there a minimum service charge?
Yes. The minimum service charge is $180. Your exact scope and flat fee are confirmed before work begins.
Can I combine several jobs into one visit?
Yes, and we encourage you to send the full list at the beginning. That allows us to quote accurately and arrive with the right tools and time.
Who purchases materials?
Service is generally labor-only unless materials are specifically included in writing. For obvious replacement parts or fixtures, clients are usually asked to purchase the approved item before the appointment.
What areas do you serve?
Small Job Pros serves Castro Valley, San Leandro, Alameda, Piedmont, Oakland Hills, Dublin, Pleasanton, Moraga, and Orinda. Appointment availability is confirmed with your quote.
Are you insured?
Yes. Small Job Pros Handyman is insured, and proof of insurance is available upon request.
What types of work do you avoid?
We do not accept large remodels, structural work, major electrical or plumbing changes, difficult-access work, permit-required work, or projects that require a licensed trade contractor. If your scope is not a fit, we will say so.
Do you work with tenants and property managers?
Yes. We can coordinate small pre-approved tasks with a property manager's access and communication process. Account terms, documentation, and pricing are confirmed in advance.
What payment methods do you accept?
We accept Zelle, Venmo, check, cash, and credit cards. A 3% processing fee applies to credit-card payments.
Do you offer a warranty?
Yes. Labor performed by Small Job Pros includes a 30-day workmanship warranty. It covers workmanship only and excludes materials, normal wear, misuse, pre-existing conditions, and work changed or repaired by someone else.
What are your business hours?
Small Job Pros is available Monday through Friday from 8:00 AM to 4:00 PM and Saturday from 8:00 AM to 2:00 PM.
How quickly will you respond?
Messages and quote requests are answered within 24 hours.
What is your cancellation policy?
Please cancel or reschedule at least 24 hours before your appointment. Cancellations or rescheduling with less than 24 hours’ notice are subject to a $50 fee.
How do I get the best quote?
Send clear photos, model numbers or product links, measurements when relevant, the property city, access notes, and your full task list. A short video can be very helpful for moving or intermittent problems.
